Fraudster John Henry Dolan of Woolgrove Road, Hitchin is being pursued for substantial damages and faces possible criminal proceedings following a Judgment by District Judge Bever sitting in County Court of England and Wales.

The judgment that renders declarations signed by a statement of truth and submitted to HM Land Registry by Dolan aided and abetted by HRJ Foreman Laws Solicitors that he was the beneficial owner of a property in Woolgrove Road, Hitchin as fraudulent.

Dolan was not a party to or knew that a contract existed prior to the opportunist fraudsters attempt to steal property aided and abetted by local law firm HRJ Foreman Laws Solicitors.

Financial Fraudster News Investigations can reveal that Dolan known locally to Hitchin police gambled that former property owner Edward Whiting had left the property vacant and derelict and seized the opportunity to steal a property that he was not entitled to by placing a caution on the property and then acting as the owners pocketing rent for over 8 years. 

Unbeknownst to the greedy Dolan that in court filings seen by Financial Fraudster News Investigations show that Whiting had secured funds and pledged the Woolgrove Road property as security in 2002 rendering any submissions made by Dolan fraudulent, the submissions cannot be retracted, Dolan is at the mercy of the trust company who the recent judgment order favoured and the hands of HM Land Registry officials.

Financial Fraudster News Investigations has tracked down the British Virgin Islands company who through its United Kingdom subsidiary obtained a judgment order who spokesman stated that; “We do not know John Dolan, or how he believes he has a claim or links to our Hitchin property the contract before the courts shows that Dolan has in a sophisticated and premeditated manner assisted by local solicitors committed fraud, anyone involved in defrauding our company will face the full thrust of the law both in the civil and criminal courts.”

Dolan now faces civil proceedings as a result of pocketing rent for a property he attempted to portray that he had lawful entitlement to as a beneficial owner following Whiting granting permission prior to his death. District Judge Bever's order based on loan agreements with strict terms and conditions puts Dolan in an awkward position from a civil and criminal perspective and at the mercy of the law.

Dolan and HRJ Foreman Laws face the possibility of legal and professional sanctions if the owners of the relevant property seek retribution over their conduct which Dolan is believed to have pocketed over a £100k in rent which he will have to pay back in the event of legal action civil or criminal.

HRJ Foreman Laws face investigation by the Solicitors' Regulation Authority the industry watchdog who are now clamping down on the nefarious activities of solicitors notwithstanding any legal action founded in negligence or proximate cause brought against it.

Dolan wilfully gave no regard to the caveat prior to signing a statement of truth and locks Dolan into the documents submitted to HM Land Registry which clearly states:  

'Warning If you dishonestly enter information or make a statement that you know is, or might be, untrue or misleading, and intend by doing so to make a gain for yourself or another person, or to cause loss or the risk of loss to another person, you may commit the offence of fraud under section 1 of the Fraud Act 2006, the maximum penalty for which is 10 years imprisonment or an unlimited fine, or both.'

Financial Fraudster News Investigations has asked HRJ Foreman Laws Solicitors and John Dolan to comment, both Foreman Laws Solicitors and Dolan have declined to comment.
