Leading Hitchin solicitors Foreman Laws LLP face High Court civil claim for its part in fraudulently misleading HM Land Registry to deprive lawful owners of Hitchin property of property access and rental income.
Financial Fraudster News Investigations have seen court documents that allege that leading Hertfordshire based solicitor’s wilfully and knowingly aided and abetted recently deceased fraudster John Henry Dolan formerly of Woolgrove Road to make fraudulent representations to HM Land Registry that he was a beneficiary of a Woolgrove Road, Hitchin property thought to be abandoned that resulted in the caution register being falsely created to deprive true owners of the property and rental income.
High Court documents reveal how the true owners were deprived of over £100,000 in rental income claimed by the Dolan and Foreman Laws in an elaborate fraud which resulted in both the Dolan estate and Foreman Laws of Bancroft, Hitchin facing a strict liability claim based on the tort of conversion and the tort of common design.
Greedy Dolan and Foreman Laws a firm of solicitors and trusted by its many clients seemingly hatched the plan after laying claim to a derelict property on Woolgrove Road, Hitchin and simply laying claim to the property while convincing themselves if they submit a false statement in 2012 to HM Land Registry caution register that they were beneficiaries in the furtherance of the fraud.
The property has since 2012 been rented out to several persons unknown to the lawful owners between £800-1000 per month of which the Dolan estate and Foreman Laws are currently liable for.
Financial Fraudster News Investigations has now seen legal pleadings made by the late Dolan in court filings at Hertford County Court that show he was of limited education and who was known to local police and shows that Dolan was simply not capable of preparing and registering a caution without the help of a professional.
Unbeknownst to the organised crime group controlled by employees of Foreman Laws the true owners were awarded the unregistered property by the County Courts of England and Wales in 2020 on the discovery of the fraud.
Foreman Laws must now account for its conduct that has resulted in fraud on the owners and HM Land Registry by a firm which is regulated by the Solicitors Regulation Authority.
Financial Fraudster News Investigations has asked HRJ Foreman Laws Solicitors and the John Henry Dolan estate to comment, both Foreman Laws Solicitors and the John Henry Dolan estate have declined to comment.
