North London letting agent Reliable Homes Ltd accused of sharp practices after taking advanced deposits for multi-millionaires and landlords WD Properties (UK) Ltd who failed to deliver-up high-spec property on time and in breach of contract

Reliable Homes Ltd now dubbed un-Reliable Homes by disgruntled tenants following the signing of a rental contract and the taking advance payments of over £6k assuring the tenants that the property on the High Road in North Finchley listed as a desirable ‘high-spec property’ owned by WD Properties (UK) Ltd a multi-million pound family-run property empire led by Paul and James Shea fails to deliver up the property in accordance to contract.

Financial Fraudster News Investigations can reveal that Reliable Homes who boast on their web site that they operate “An award-winning North London estate agency with office in Crouch End and North Finchley” have left the proposed tenants extremely angry with their services which are described as sharp practices.

Reliable Homes Ltd is a family run business controlled by directors Jakub and Elena Orna who are accused of sharp practices by stating misrepresentations on several occasions to a tenant that the condition of the home they were marketing on behalf of the WD Properties (UK) Ltd who run a mulit-million pound property business would be rectified prior to the ‘move day’.       

Financial Fraudster News Investigations were shown the contract which Reliable Homes Ltd homes promptly insisted on 5-weeks rental deposit and 3-months deposit upfront, only for the tenants to find the work not completed which included condensation on windows, light fittings not working, rusty fittings, mould and toilets in conditions that show neglect.

A spokesman for the corporate tenant stated “We were told on several occasions by Reliable Homes’ agent Victoria Harvey (seen in main photo) verbally and in emails that all the so called ‘minor work’ would be completed, and when one of the authorsied live-in employees arrived on moving day she was confronted with men in the apartment doing work, despite their presence at least seven defects were found and photographed despite the tenancy contract starting and the landlord’s agent pocketing £6k, when factual matters as to the condition were told to Paul Shea and that the tenant’s in-house litigation team would be told immediately Shea was upset and has asked the Tenant to surrender the contract”.

The actions of Shea have now put WD Properties (UK) Ltd in breach of contract potentially facing a claim for substantial damages if pursued by the tenants on breach of section 11 of the Landlords and Tenants Act 1985.

Financial Fraudster News Investigations have also seen emails that put Reliable Homes Ltd role as agent for WD Properties (UK) Ltd having marketed the property, facilitated the vetting of the tenants, procured over £6K from the tenants and assured the tenants that the property defects would be repaired and who boast on their website; “If you choose Reliable Homes to help you find your rental property you can be assured of a professional, attentive and transparent service from start to finish.”

Financial Fraudster News Investigations contacted our property law expert who states; “...any claim brought before the courts on the failure on the landlord to deliver up possession is overwhelming, all landlords must realise that the basic bargain in a Lease is that a Tenant has the right to exclusive possession of the leased premises in return for the Tenant paying rent. Therefore, under a Lease, a Landlord is obligated to deliver possession of the leased premises to its Tenant. That’s what “conveyance” is about! Failure to deliver the leased premises as and when called for in the Lease is a breach on the part of the Landlord.
